Roquefort-les-pins is a small residential village, ideally located in the heart of a magnificent pine forest, between the sea and the mountains. Historically an agricultural town, Roquefort les Pins has experienced constant development since the 1960’s to reach approximately 6700 inhabitants to date.

Benefiting from a pleasant micro-climate and a central position on the Côte d’Azur, just 6 km from the picturesque villages of Valbonne and 11 km from the famous artist village of Saint-Paul-de-Vence on the other side of the Gorges du Loup, the commune is a popular destination if you’re looking for blissful quiet and an authentic way of life, all while enjoying the proximity of shops and the general hustle and bustle of town centers.

Roquefort-les-Pins is more or less at equal distance from Grasse, the capital of perfumery 13 km away, Cannes and its many festivals 19 km away, the European technopole of Sophia Antipolis 11 km away, the port of Antibes 20 km away, the international airport of Nice 19 km away and just under an hour from Monaco.

It is also less than half an hour away from mountain villages such as the gorgeous village of Gourdon.

The village attracts a cosmopolitan population with mostly year-round residents and only 15% of holiday homes. Most residents are families working in the surrounding area, Sophia-Antipolis or Monaco, and about 30% of residents are retirees.

The town has developed and rehabilitated existing infrastructures in order to meet the population’s demand and make it possible to offer a vast array of new facilities : a health centre, an international section in the secondary school, a primary school, a day care centre, an image centre, new sports and leisure facilities as well as easy access to motorways. A bus network has also been created to travel to Nice airport or Sophia-Antipolis, thus promoting professional, scientific and cultural exchanges.

Roquefort les Pins was once owned by the monks of Lérins, before being sold to the religious community of Saint-Paul in 1241.

In the 16th century, following the construction of the ramparts, the religious community divided the Roquefort territory into 400 parcels which would be allocated to individuals for an annual fee.

A succession of hamlets and green estates gradually appeared on either side of the main road that runs through the village, the RD2085, which historically links Grasse to the city of Nice.

Roquefort-les-Pins extends over about twenty square kilometres, on the edge of the villages of Le Rouret and La Colle sur Loup in the north, the national forests of Villeneuve-Loubet in the south and the picturesque village of Valbonne in the east.

The housing is essentially residential and of Provençal architecture with some more recent contemporary builds.

There are very few collective housing units and land available for sale is scarce, but great opportunities remain to be seized.

The buildings are located near the village centre in the Plan, Camouyer, Trois Feuillets, Sinodon or Notre-Dame districts or in slightly more distant districts with superb unobstructed views towards the sea and the mountains such as the Le Puits, Terres Blanches or San Peyre district.

The real estate market, while remaining pricey, is more attractive than in the more popular towns of Valbonne, Saint-Paul-de-Vence or Mougins.

The market thus remains quite tight and properties are sold at market price fairly quickly. Roquefort les pins is a valuable and secure choice because of its many assets and represents a good long-term investment.
